Curtain wall and storefront carry continuous glazing across a face of the building. A punched opening is a discrete hole in a load-bearing or infill wall, and the window has to handle its own structural span, perimeter flashing, and thermal bridging at the jamb, head, and sill. That difference drives everything downstream: anchoring, sequencing with the wall trade, and how the unit is detailed against the air and water barrier.

Assembly U-factor and SHGC targets, condensation resistance where specified, and whether the project is on prescriptive or performance compliance.
Air, water, structural

What a window schedule is, and why we ask for one

A window schedule is a table that gives every distinct window on the project a type mark — W1, W2, W3 — and records its operation type, rough opening dimensions, glazing make-up, finish, hardware, and any egress or acoustic requirement. A separate count then says how many of each mark occur on each elevation and floor. Most general contractors read these daily; a facility manager handling a first window replacement often has never seen one, and that is fine.

The schedule matters because it is the only document that turns a building into a countable scope. Without it, pricing is a guess about quantity and unit type, and the two numbers that move a window budget most are exactly those. With it, the proposal comes back organized the same way the drawings are, so a line item can be traced to a mark and an elevation.

If no schedule exists yet, we build a preliminary one during the proposal stage from elevations, photographs, and field-verified openings. It is issued back to you as part of the response, so the assumptions behind the number are visible and correctable rather than buried in a lump sum.

What actually moves the scope

Unit count

Total quantity sets fabrication runs, crew loading, and delivery sequencing. Repetition of a single mark lowers cost per opening; many one-off marks raise it.

Sizes and types per elevation

Operable units cost more than fixed and carry hardware, screens, and limit stops. Large spans may need reinforcement or a mullion, which changes the frame system.

Thermal performance

The U-factor and SHGC targets decide frame depth, break design, and glass make-up. Tight numbers can push a triple-glazed or high-performance coated unit.

Historic district constraints

Older municipalities in this corridor may review sightlines, muntin pattern, profile depth, and finish color, which can restrict the unit before performance does.

Retrofit vs new construction

Retrofit adds opening survey, demolition, substrate repair, lintel and sill conditions, and interior protection. New construction works to a specified rough opening.

Access and phasing

Occupied buildings, hoisting limits, staging area, and milestone dates all affect how many openings can be turned per day and therefore the installed cost.

Curtain wall and storefront form a continuous glazing plane supported by their own framing grid, spanning past the wall rather than sitting inside it.

What performance criteria should the window schedule reference?+

AAMA/WDMA/CSA 101/I.S.2/A440 performance class and grade, design pressure derived from the project's wind loads, a water-penetration test pressure, assembly U-factor and SHGC targets, and condensation resistance where the spec calls for it. Where units serve sleeping areas, clear-opening width, height, and net area belong in the schedule as well.

Can you price a project when the window schedule is incomplete?+

How do retrofit openings differ from new-construction openings?+

New construction gives you a specified rough opening and a wall assembly detailed for the frame. Retrofit means surveying each existing opening for size, squareness, substrate condition, and existing anchorage, then deciding between full-frame replacement and an insert. Out-of-tolerance conditions, deteriorated sills, and lintel repair are scope items that surface in that survey, not at install.

Can the building stay occupied during a window-wide replacement?+

Typically yes, by phasing elevation by elevation and unit by unit so each opening is opened, set, flashed, and closed within a working day. Sequencing depends on access and hoisting limits, interior protection, and how many units can be staged on site at once — all of which belong in the schedule constraints you send with the request.
